Ashburton Road New Homes, Norfolk
Clayland Homes has blended three Vandersanden facing bricks to create new homes that sit naturally in a Norfolk village.
In the Breckland village of Ickburgh, Norfolk, family-run housebuilder Clayland Homes is delivering a new development on Ashburton Road that looks as though it has always belonged there. The secret, according to the team, starts with the brick.
Clayland Homes:
15 years with Vandersanden
Clayland was founded in 1998 and has spent more than 25 years building developments of between three and around 20 plots across Norfolk. Since forming its own in-house architectural practice in 2008, the company has controlled the full design-and-build process, from planning through to handover. Its homes are known locally for traditional styling, generous plots and a high level of craftsmanship.
Ickburgh is a small rural community in The Brecks, close to the River Wissey, where Clayland has built several previous schemes. For the Ashburton Road site, they once again turned to Vandersanden, their brick partner for around 15 years.
Bricks first, everything else second
At Clayland, brick selection is the first design decision, not the last. The facing brick sets the character of each home, so the rest of the design is built around it. That approach means a lot of preplanning. The team considers what will suit the surrounding area, how the chosen brick will read once the homes are complete, and how it will be delivered and laid on site. Clayland chose Vandersanden
because they wanted something different from the uniform bricks common on new-build estates: more texture, more tonal variation and a wider choice of colours and finishes.
For us the key thing is to get the bricks right first and then work everything else around it. It is absolutely fundamental right at the beginning of the design.
A blend that belongs in the Brecks
For Ashburton Road, Clayland combined three Vandersanden facing bricks into two distinct palettes. Chaucer Antique gives a soft, pale, buff-and-cream tone, while an Old Henley and Old Windsor blend adds warmer orange and pink-red hues. Paired with Clayland's chosen mortar mix, the result is a traditional feel: homes that could have been built last week or a hundred years ago.
That mix suits the local setting. Brick in this part of Norfolk ranges from pale gault and buff to warm reds, often alongside flint, so a varied palette helps new homes sit comfortably among older neighbours. All three are made from a blend of Brunssum and Maas clays, with sand used on the surface to create each colour and a grained, sand-coated texture. That surface variation is exactly what Clayland looks for: no two bricks are quite the same, which gives each elevation depth and character.
Built to look good for decades
A new-build facade should still look right for years on, and on Ashburton Road that is backed by a guarantee. Vandersanden offers a 25-year guarantee against gypsum efflorescence, the white-grey haze of salts that often appears on new brickwork after rain.
The protection comes from an environmentally friendly coating developed with Belgian university KU Leuven. It is applied to the visible faces of the brick after firing and penetrates 5–10 mm. The bed faces are left untreated, so the bricks still bond well with standard mortar, and the pores stay open, so frost resistance is maintained. The coated faces also absorb less water, which reduces dirt build-up over time.
For Clayland, the proof is on the road. Its earliest Vandersanden sites, some now around 15 years old, have weathered in gently without losing their crispness.
"What stands out is that the bricks still look crisp. They don't look dated. They're a timeless-looking brick."

A partnership built on service
The relationship between Clayland and Vandersanden runs from the first design conversation to the last pallet on site. Vandersanden's UK team works with Clayland from brick selection onwards, while the customer service team at the UK office in St Ives, Cambridgeshire, handles scheduling, logistics and operations. That office stays in direct contact with the site foreman, so bricks arrive when and how the build programme needs them.
For a small, specialist builder, that support matters as much as the product. When something goes wrong, Clayland knows they will not be left to solve the problem alone. “Ultimately we return to Vandersanden purely for the service, the finish of bricks, the range, and the support we get. If we have any issues or we make any mistakes, we've seen that Vandersanden are there to support us through that, getting that right as well.”
The result so far
Ashburton Road shows what happens when the brick is chosen first. By blending three Vandersanden facing bricks, Clayland is creating homes with the texture and tonal variety of a traditional Norfolk village, protected against efflorescence and delivered with close, hands-on support. We’ll return when the development is complete to show the finished homes.
